The New State Law – opens the door for DADUs by allowing them to be built directly on existing property—even in areas once considered encroachments—without requiring a subdivision. Property owners effectively gain new buildable land without buying more or splitting their lot. Simply put, DADUs are Designed for Life | Built for Income™

The Property Owner – A DADU on the property can be rented for passive income or sold as its own condominium unit. Because SkyDADU handles the condominiumization, the owner can sell the DADU without selling the main home or the land. Or, move into the new DADU, sell the main house, and use the $500,000 capital‑gains exclusion available to married couples who’ve lived in the home for two of the past five years. It’s a simple way to right‑size your living space while unlocking your equity and effectively creating the DADU tax‑free.

SkyDADU, the Equity Partner, can act as the equity partner in two ways:

• Up to 100% funding when there’s an existing detached garage with clear access from an alley or driveway. The new law preserves zero‑lot-line conditions along alleys, allowing teardown and rebuild without triggering old setback rules.
• Up to 50% funding for owners who want to keep the DADU as a rental, with a 50/50 income share.
