Are you interested in generating a new revenue stream from DADUs?

These days, you hear a lot about DADUs. So how can you use your real estate skills to earn an income in the DADU arena? Apply to become a Certified SkyDADU Broker (CSB) and, if you qualify, you can start earning around $15,000 to potentially (i.e., location) more than of $30,000+ per DADU.

What you offer:
You know the communities and micro-neighborhoods. You know the people and you are versed in real estate to pre-qualify potential properties that DADUs can be built (not to worry, if you qualify, we’ll teach you the requirements through the CSB certification class).

What we need:
We need the pre-qualified Property Owners who are interested in building DADUs on their land.
[NOTE: Offered only to the select areas in the Puget Sound (see the map), plus some areas in South Snohomish county at SkyDADU’s discretion].

You Earn “Two Commissions” on Each DADU

Commission #1 – When your client’s (Property Owner’s) DADU build is complete, Sockeye Homes will pay you a commission as follows:

First DADU

1st DADU

CSB Commission:
$5,000.00

Second DADU

2nd DADU

CSB Commission:
$7,500.00

Third DADU

3rd DADU

(and subsequent ones)
CSB Commission:
$10,000.00

Fourth DADU

4 DADUs +

If you sign 4 DADUs or more in a single calendar year, the following year’s commission starts at $10,000 per DADU.

*CSB Commission applies only to Detached Accessory Dwelling Units (DADUs), not for custom homes, remodels or additions including Accessory Dwelling Units that are attached to the main house. The reason why the Commission #1 is paid from Sockeye Homes is because some of your clients may not need financing from SkyDADU (meaning they have the funds to build the DADUs on their own). Our job is to “Build the DADUs.” We know you will play a crucial role in bringing the DADU clients and hold their hand through our program hence you should be compensated for that.

Commission #2 – For Joint Venture (or some Partnership scenarios), the newly-built DADU will be listed as a Condominium Unit For Sale as soon as the build is complete. You will stay on the project as the Listing Agent, and earn a 2.5% fee when it closes (NOTE: We also provision additional 2.5% for the Buyer’s Agent; however, you are not allowed to be a dual agent if the Buyer is not represented).

For example, our analysts are projecting that a newly-built “Crystal-3” DADU in a desirable neighborhood in Seattle, could list around $700,000 – $900,000. If we take the average and assume that it sells for $800,000, then you’d earn an additional $20,000* in Commission #2. Combining the Commission #1 and #2, in total, you’d earn between $25,000 to $30,000* only from this one DADU transaction.

Certification is completely free and consists of a single session from 10:00 AM to 3:00 PM, with lunch provided.

You will continue to operate under your current brokerage affiliation—there’s absolutely no need to switch companies. As a CSB, you’ll be set up as a 1099 independent contractor.
