Structure

From the mudsill and above including the floor & roof systems, interior & exterior walls, code-required hardware, and all OSB sheathing to meet code. 8’+ wall height with vaulted ceiling in Bedroom #1 & Open Room/Optional Bedroom #2 & #3 exceeding 9’ at the peak.

Front Porch

Native concrete-colored broom-finish flatwork. Beadboard (panel) soffit only at the front porch with all other soffits to be left open with overhang smooth open soffit board in a black painted finish. 

Siding & Trim

Hardieplank lap siding with Hardiepanel + 2×3 Primed White Wood battens at 12” on center. Stained 5/4 x 6 TK cedar window & door header trims, Primed White Wood 5/4×4 trims around 3 sides of windows and inside & outside corners, 5/4×12 belly band, 5/4×6 barge and fascia boards.

Roofing

Premier composition roofing (equivalent to 30-year) with drip edge and metal flashing where needed.

Black (exterior) / Black (interior) Low-E / Argon filled double-pane glass vinyl windows with screens.

Exterior Door

6’8” fiberglass insulated door with partial glass with a double bore set up for door handle & deadbolt combination.

Plumbing

Rough-in with PEX for supplies and ABS for drains. One cold spigot on exterior wall outside of the bathroom. Fixtures and trim-out per Sockeye Homes’ $25K (Bathroom) & $40K (Kitchen) Packages (select one for Kitchen, 1.5 for Bathrooms).

HVAC

One (1) mini-split system with Three (3) wall-mounted or in-ceiling cassettes. Three (3) vent & exhaust fans in Kitchen and Bathrooms with Two (2) in-wall electric auxiliary heaters in Bathrooms.

125 or 200 amps depending on the main house’s service and availability, standard wiring & outlets with code-compliant AFCI/GFCI breakers where needed.

Lighting

Fiberglass insulation to meet the up-to-date Washington State Energy Code adopted in March 2024.

Wire shelving for Four (4) rows in Pantry and One (1) row in closets and above the washer & dryer.

Waterfall-edge treads & rise with Lifeproof + 8 lbs pads, paint-grade square wood newel posts, balusters and handrails.
