Because Washington State passed the
House Bill 1337 into law in 2023.
Because we actually
“BUILD” the DADU at a Fixed Cost.
The New State Law: is upending municipal zoning by allowing DADUs to be built on the existing property, in what used to be considered the encroachment areas, without needing to subdivide the property.
The Property Owner is gaining buildable land without purchasing additional land or subdividing the existing property. The DADU built on the property can be rented to create a passive income stream, or sold when completed to cash in on the proceeds (remember, the DADU is condominiumized by SkyDADU so the Property Owner is not required to sell the main house or the property [with the stipulation that a partial reconveyance of title is approved by the first position deed holder]).
The Equity Partner is gaining a passive income stream or real estate investment without purchasing land. The would-be-homebuyers generate rental income for the equity partner (up to 50% shared with the Property Owner) while they look to purchase affordable housing.
